Fairfax Aging in Place – Addition over Existing Structure

Building over an existing structure takes careful planning and investigating. This addition was built over a den. Adding square footage was important to this family in order to age in place. They preferred to stay put than move to a retirement community or out of the area. The footprint of the bathroom takes up the entirety of the second level of the new addition, where before it was roughly 5′ x 8′. What once was a small bathroom has now become an additional closet. This design provided our clients ample room for maneuvering between the vanity, shower, tub, closet and toilet. Keep in mind that adding square footage puts stress on the HVAC system. Our HVAC solution involved installing a Mitsubishi traditional mini-split to condition the lower level and a mini-split ducted air solution to condition the upper level.
