A dream come true. All three levels of the house were remodeled. This particular project involved connecting two bump outs to create one large addition that allowed for the kitchen to be relocated and enlarged. This project was a little tricky since we wanted to save a large tree in the backyard. It was very important to keep the clean lines of the ceiling on the main level, meaning there are four flush beams hiding within the ceiling of the photos around the kitchen. The laundry room was remodeled and slightly reconfigured to accommodate for a relocated return on the main system. We added a second HVAC system in the attic to condition the upper level; an option that many homeowners in northern Virginia consider for their colonial homes when one system (typically in the basement) conditions all levels. We remodeled the hall bathroom, reconfigured the powder room, updated the flooring in the basement, replaced door hardware throughout the entire house, painted the entire house, and refinished hardwood flooring on two levels. We repurposed an existing Pella window from the old kitchen into a bedroom upstairs and reused a large Pella exterior door unit from the old dining room into the new dining room. We really try to avoid having items go into the landfill. A hidden bonus: the powder room has insulation within the walls for privacy and there is plumbing within the adjacent coat closet so that the powder room can be converted into a full bathroom if needed in the future. The front porch was freshened up with new columns, low maintenance railing, sconce lighting and a new front door. All in all, while there were a lot of moving pieces, our clients now have their dream remodel in their forever home.
